A Buyer's Guide to Finding the Right Realtor

Buying a home is a big deal... probably the biggest deal most of us will ever make. Selecting the right Realtor can make all the difference. It means getting the home of your dreams or spending endless weekends trekking through houses you would never consider. Here are the characteristics that define a good agent.

Market Knowledge


Your Realtor should be able to fully inform you of current market conditions. The agent should know what has been sold in the area for the last six months, as well as what features and neighborhood amenities add value in this community, and which features are less valued but may be right for you.

Agents should show you everything – all homes listed in your price range. You may want the agent to take you to houses priced just above or just below your spending range so you have a true idea of what your money can buy. If your agent insists on showing only pricey homes or houses listed with his or her agency, start looking for a new agent.

Customer Service


Many buyers gripe about the lack of communication between Realtor and client. You should have consistent and continual contact with your agent, either by phone, e-mail, or in person. You should not be the person who always calls or e-mails first.

If you are moving to a new community, your agent should know the town inside out. After you move, the agent and the agency should serve as a virtual “welcome wagon,” ready to answer the dozens of the questions you’ll have, such as, Where can children find new playmates? How do newcomers make friends?

You are entitled to have an agent and an agency that will stick with you after the closing.

Show Me the Money


Your agent must be a crackerjack negotiator who can represent you as a highly reliable and desirable purchaser. Good Realtors have helpful suggestions to present client finances in the best possible light. The agent should work with you to prepare your mortgage pre-certification, so that when the right house presents itself, you will be ready to strike.

Finally, an agent should smooth out problems that delay the purchase. Buying a house may be the biggest deal you’re likely to do, but the right agent will make it no big deal at all.
